In the Southwest area of town, Aviara is an upscale community which borders the Bataquitos Lagoon. The area of the Bataquitos Lagoon extends inland about a mile and a half from the ocean. Here in Aviara, there is a beautiful public walking trail that follows the lagoon's edge.

In Aviara, the mid-range home community is known as Sandpiper. Homes here range from 2400 to 2800 square feet, and it has been priced in the $800,000s range. On the hill above Sandpiper, Aviara Drive is there which is an eye candy as it comes with very large view of ocean. Homes with price tags around $2.2 to 3.3 Million.

Pavona is a great example of upscale neighborhood on the golf course and the homes here are available which range from 3200-3500 square feet and priced over $1.2 M.

There are also some clustered homes available in Aviara which are the lowest priced homes in the area.
